- Screens every contact for compliance. Phone numbers are classified for TCPA, screened against the National Do Not Call Registry, state Do Not Call lists and litigator databases, and re-screened automatically before any number reaches a call sheet.
- Explains the reason to sell. Every ranked owner arrives with the signal behind the ranking, so the first call already has context.
- Nurtures over years, not weeks. A long-running cadence keeps the right owners warm until they are ready.

- Who is APIP for? Commercial real estate brokerages and their agents. APIP onboards one brokerage partner per market, and that partner holds the market's ranked owners exclusively. APIP is not a consumer product and is not sold to individual property owners.
- What is the Owner Motivation Index? The Owner Motivation Index, or OMI, is a ranked score carried by every commercial property owner in a covered market. It reads public-record signals about the owner and the property, weighs them, and places the owner in a band from Not ready to Critical. Critical means call this week. The bands and their call actions are published on this page. The thresholds behind them are recalibrated as the model updates and are not published.
- How is APIP different from CoStar, Crexi, LoopNet or a purchased owner list? Those are systems of record. They describe what a property is and what has already happened to it, and APIP does not replace them. APIP is a system of intent: it ranks who is ready to sell now and explains why, before the property is listed and before it appears on a foreclosure list. Brokers keep their existing subscriptions and use APIP to decide who to call first.
